Buy Property in Spain
Perspective depends on where you are standing.
In recent times shocking headlines have taken over major international press, all predicting and reporting on a depressed market and the current credit crunch. With continued negative press it can be hard to imagine that there are still investment opportunities to be had.
After so many years of exceptional capital growth one has to be realistic and look at the market from an overall perspective. The good times were great, but realistically how long could they last! There is a need to focus on the fact that they were great times for the investor client but they were always going to be short lived and were never going to be a permanent market state.
Too many recent investors have only witnessed those boom times and think that capital growth on that scale was the norm, whereas in fact it was unprecedented. There is a need for those investors to take a step back and reassess their idea of "normal", regain confidence in the property market and focus on market stability, realistic values and long termisim!
Good Investment vs. Bad Investment
Some areas in Spain are feeling the economic climate more than others. Areas which in recent years have seen an over supply of second home/buy to let properties are experiencing falling house prices and new unsold properties standing empty. These problems relate to a few specific areas that can be easily avoided with basic market research. Even in a down turned market, property in the right location continues to be resilient and historically property has always proved to be a sound investment.
We are experiencing more realistic sale prices but in general the number of repossessions and distressed sales are extremely low. Well maintained and realistically priced properties are selling and the market in this area remains buoyant. However, a realistic approach is required where expected capital growth is concerned. Property investment is still lucrative but on a mid to long term basis and the emphasis for successful investment is on research and location, location, location!
Location, Location, Location.
Moraira is an affluent area which has never been subject to an over supply of cheap rental apartments or mass development so can not be compared to many other areas of Spain such as the Costa del Sol or South Costa Blanca. Moraira has and is subject to very strict building regulations and town officials have a long term plan to protect and conserve the area.
These areas have over the years evolved into beautiful, unspoilt havens safely tucked away from package holidays and greedy developers. In particular, Moraira town planning has over the years heightened its regulations and as a result the town has created itself an affluent niche property market. Attracting like minded people from all corners of the globe has brought huge wealth and resources to the area and more importantly a sustainable, lucrative property market.
